The ordinance is
the easy part.

Chicago is one of the most tenant-protective rental markets in the country, and the rules move. A mishandled deposit or a mistimed notice can cost multiples of the rent — staying current is our job, not yours.

The RLTO

Chicago's Residential Landlord and Tenant Ordinance governs most rentals in the city. The required summary goes out with every lease we write.

Security Deposits

Held separately, disclosed correctly, and returned with the interest rate the City sets each year — itemized and on schedule.

Fair Notice

Chicago's Fair Notice Ordinance scales non-renewal and termination notice with tenancy length — 30, 60 or 120 days. We calendar every one.

Heat & Habitability

Heat season runs September 15 to June 1. We stay ahead of minimum temperatures, detectors and habitability items before the city asks.

Outside the city limits the rulebook changes again — suburban Cook County, Evanston and Oak Park each run their own tenant ordinances. We manage to whichever one your address falls under.

What does property management cost in Chicago?

It depends on the property type, the number of units and the scope you need. We give you a written quote after a free rent analysis, with the management fee, leasing fee and anything else spelled out up front — no surprise markups on maintenance.

Do you manage single condos and single-family homes?

Yes. A large share of what we manage is one unit at a time — condos, single-family homes and townhouses across Chicago and the near suburbs. Small portfolios get the same reporting and response times as large ones.

I live out of state. Can you handle everything?

That is the normal case for many of our owners. Leasing, maintenance, inspections and accounting all run without you, and the owner portal gives you statements, work orders and documents from anywhere.

Can I switch managers in the middle of a lease?

Yes. Existing leases stay in force. We collect the lease files and security deposits from your current manager, introduce ourselves to the residents, inspect the property and pick up from there.

What happens if a tenant stops paying rent?

We move immediately and by the book — notices served in the form and timeline the ordinance requires, payment plans where they make sense, and coordination with an attorney if it goes further. You hear from us at every step.

How long does it take to fill a vacancy in Chicago?

Chicago leasing is seasonal — late spring through early fall moves fastest, and winter vacancies take longer at the same price. We plan renewals and turn dates around that calendar so your unit hits the market when demand is highest.
